Some of my buyers this year ended up west of Afton Mountain, in Staunton, Waynesboro and Stuarts Draft. Their purchases ranged from about $186,000 to $300,000.
For comparison, the homes our team sold with a Charlottesville address this year had a median price of about $350,000.
What draws buyers there
- More house and yard for the budget, including older homes with real character.
- Walkable historic downtowns. Staunton has the Blackfriars Playhouse, restaurants and shops, and Waynesboro sits right at the start of Skyline Drive and the Blue Ridge Parkway.
- I-64 over the mountain, so Charlottesville stays within reach for work or a night out.
What to think about
- Drive time over Afton Mountain varies with weather and traffic, so try the commute at the hours you would actually drive it.
- Many homes are older. A good inspection matters, and so does budgeting for updates.
- Staunton and Waynesboro are independent cities, separate from Augusta County, so taxes and services differ depending on which side of the line a home is on.
If you are open to looking beyond Charlottesville, I am happy to show you around.
