Buying
Do I need a pre-approval before I start looking?
It is the best first step. A pre-approval letter tells you what you can borrow, shows sellers you are serious, and in a competitive market many sellers will not consider an offer without one.
Do I have to sign an agreement with a buyer's agent?
Yes. In Virginia, an agent needs a written agreement with you before working with you as a buyer, and it must be in place before you tour homes together. We walk you through it before we start, including how and how much the agent is paid.
Who pays the buyer's agent?
Compensation is negotiable and is set out in your written agreement. Sometimes a seller offers to pay part or all of it, sometimes the buyer pays, and often it is negotiated as part of the offer. We explain the options before you sign anything.
How much do I need for a down payment and closing costs?
It depends on the loan. Some programs allow very low down payments, and conventional loans often start at 3 to 5 percent. Closing costs are separate. Your lender will give you an estimate, and we can point you to local lenders to compare.
Should I get a home inspection?
We recommend one on almost every purchase. Virginia sellers give limited disclosures, so an inspection, and sometimes a separate check of the septic, well, radon or roof, is how you learn the condition of the home before you commit.
Which area is right for me?
That depends on your budget, commute and the kind of home you want. Start with our neighborhood pages, then tell us what matters to you in the questionnaire above and we will suggest areas to look at.
Selling
How do you decide on an asking price?
We compare your home with recent sales nearby that are similar in size, condition and location, then adjust for what is on the market right now. You get the numbers and the reasoning, not just a figure.
What should I fix before listing?
Usually less than you think. Paint, small repairs, good lighting and a clean, uncluttered home tend to matter more than big renovations. We will walk through the home with you and suggest what is worth doing and what to skip.
How long will it take to sell?
It depends on price, condition, location and the season. We will show you how long similar homes have taken recently and plan the launch around current market conditions.
What disclosures do I need to give buyers?
Virginia sellers give buyers a Residential Property Disclosure Statement, and some homes need additional disclosures, for example for homes built before 1978 or homes in an HOA. We help you prepare the right forms.
What does it cost to sell?
The main costs are the listing agreement, any agreed buyer agent compensation, your share of closing costs and Virginia's recording taxes, and any repairs or credits you agree to. We give you an estimate of your net proceeds before you list.
Can I sell and buy at the same time?
Yes, and we help clients do it often. The right plan depends on your finances and the market, for example a sale with a rent-back, a purchase contingent on your sale, or bridge financing. Tell us your situation in the questionnaire and we will suggest options.
